Course Objective: This course is designed to help Real Estate Sales People more effectively represent the buyers and sellers they work with by offering them a detailed explanation of all of the elements that go into a real estate closing.
Course Description: The course covers the new CFPB rules, which went into effect October 3rd, 2015 for any mortgage originated after that date. The instructor will go over the new settlement statements called Buyer’s CD, Seller’s CD and the Master Settlement Statement, which replaced the HUD settlement statement used for over 30 years. In addition, a mock contract will be created and all 3 CD documents prepared in order for the attendees to understand their format and content. The discussion will include the information found on each form, to whom the forms may be sent, and the time disclosure requirements of the forms.
The class also covers common impediments to providing clear title such as when the seller is involved in a divorce, death or bankruptcy. Finally, the class will discuss the difference between Limited Warranty Deeds and General Warranty Deeds and the importance of Owner’s Title Insurance.
